New-build banding

The VOA process for banding a newly-built home — retrofitted to a notional 1991 value.

New-build homes still have to be banded on a 1991 basis, even if they were built in 2025. The VOA takes the actual completion value and back-calculates what it would have been worth in 1991 using regional house-price indices. New-build bands are often provisional for months and appealable once finalised.
