How this calculator works
Every council in England and Wales uses the same fixed band ratios set out in Schedule 1 of the Local Government Finance Act 1992. Band D is the reference (ratio 1.0). Band A pays 66.7% of Band D; Band H pays 200%. So the refund is simply the difference between what you paid at your current band and what you would have paid at the correct band, multiplied by the years you’ve been at the property.
The default Band D figure is the England & Wales average for 2025/26 (~£2,280). Your actual bill will list your exact Band D charge — replace the number above for an accurate estimate. If your area’s Band D is £2,400, dropping from Band E to Band D saves you about £480 a year.
The VOA will backdate a corrected band to the date the error started, which for most homes is the date they were first banded — often 1 April 1993. Refunds covering 10–20 years are common. If the current owner has been at the property less time, previous owners can claim their share.
