Comparable properties
Similar homes near you, ideally on the same street, used as evidence in a band challenge.
The strongest evidence in a band challenge is that identical or near-identical homes nearby are banded lower than yours. Comparables should match on property type, age, size, and layout. The VOA gives most weight to same-street comparables and least to properties in a different postcode district.
